Das berühmt berüchtigte Odenbrook-Sanatorium wurde nach einem Massensuizid von zahlreichen Patienten geschlossen. 60 Jahre später wollen sechs Collegestudenten - ausgestattet mit Kameras und Aufnahme-Equipment - einen Ausflug in das stillgelegte Gebäude wagen. Ihr Ziel: Beweisen, dass es dort paranormale Aktivitäten gibt. Anfangs ist die Gruppe noch frohen Mutes und betrachtet das Ganze scherzhaft, dann jedoch wird der Trip zum Horror-Alptraum, nachdem Mitglieder der Gruppe verschwinden. Plötzlich funktionieren auch ihre Handys nicht mehr und die Korridore scheinen sich verändert zu haben. Wo Türen waren, stehen nun Mauern, die Elektrizität hat scheinbar einen eigenen Willen - und irgendetwas fängt an, mit der Gruppe zu spielen. Tage später geht der einzige Überlebende der sechs Freunde das gefilmte Material durch, um herausfinden, was mit den anderen passiert ist...

August 1892 ermordete Lizzie Borden dort ihre Eltern. Das Haus ist in der Gegend seither berühmt-berüchtigt, soll der Geist der Mörderin doch jedes Jahr aufs Neue wieder auf der Bildfläche erscheinen und den Bewohnern nicht nur einen Schrecken einjagen. Das grausame Ereignis jährt sich bald wieder und schon bald müssen die Neuankömmlinge feststellen, dass an der lokalen Legende etwas dran ist.

Unterdessen werden die Ereignisse dramatischer. Es tauchen blutige Fußspuren auf, und Samantha wird nackt in der Badewanne von dem Geist heimgesucht- denn er will nur sie.

Nach dem Tod ihres Mannes, der viele dieser Vorfälle untersucht hat, übernimmt die Psychologin Dr. Abigail Tyler die Untersuchungen. Sie versucht es schließlich bei einem ihrer Patienten mit Hypnose, doch dabei wird dieser mit einem so erschreckenden Erlebnis konfrontiert, dass er anschließend seine Familie und sich selbst erschießt. Der Sheriff der Stadt macht Dr. Tyler Vorwürfe und glaubt ihr auch ihre Untersuchungsergebnisse nicht. Einzig von dem befreundeten Kollegen Abel Campos wird sie unterstützt. Ein weiterer Versuch bei einem Patienten unter Hypnose etwas zu erfahren endet ebenfalls äußerst tragisch.
